What are your roles & responsibilities?

  • Provide Group and Management with business analysis and strategic advice on financial, tax regulatory and compliance matters.
  • Prepare consolidation of accounts, account reconciliation, analysis of balance sheet & income statement, management accounts, financial statements, Bursa announcements, Annual Report, etc.
  • Preparation of management reports and Board papers.
  • Prepare financial modelling for financing & corporate activities to assess financial risks and returns.
  • Ensure timely and accurate financial reporting in compliance with all accounting, tax, statutory, legislative requirements and group policies.
  • Conduct, review, evaluate and implement corporate proposals, corporate finance initiatives and capital raising exercises.
  • Coordinate and liaise with internal and external auditors, company secretary, tax consultants, bankers, lawyers and other governing authorities pertaining to statutory requirements.
  • Conduct strategic assessments, feasibility studies, evaluate key deal issues and potential deal breakers.

What are the required requirements?

  • Candidate must possess at least Bachelor’s Degree in Finance/Accountancy/Banking or other professional qualifications from Chartered Accounting Bodies (ACCA, CIMA, CPA, or equivalent).
  • Minimum 8 years working experience in similar capacity in Property Development industry. Experience heading Group Accounts team would be an added advantage.
  • Knowledge of consolidation, MFRS, IFRS, corporate reporting, Bursa Malaysia Main Market listing requirements is a MUST.
  • Ability to interpret, interrelate data, develop good and integrated business analysis and projections to support decision making.
  • Responsible, accountable, and good team player.
  • Adept communication skills, interpersonal skills, and great presentation skills.
  • Good people and stakeholders' management, strong analytical and problem-solving skills.

JOB RESPONSIBILITIES

  • Ensure management accounts reflect a true and fair view of the companies’ performance and financial position.
  • Establish and maintain financial & management procedures that support performance needs for the Group’s business growth & expansion plan through effective budgetary and treasury management.
  • Monitoring financial performance against budget, analysing and providing commentary on any variances for property development accounts.
  • Financial forecasting, monitoring, and planning of cash flow position and preparation of cash flow projections for property development projects.
  • Ensure compliance with all regulatory requirements relating to statutory financial reporting process and tax statutory submission.
  • Responsible for sourcing capital & borrowings through various financial instruments and deal structuring. Dealing with financial institutions on terms and implementation of credit facility drawdowns.
  • Work closely with different stakeholders (both internal and external) to have good on the ground understanding and performance deliverables.
  • Compute tax estimates and revise CP204 tax instalment accordingly based on minimizing cash outflow at a minimal level, and responsible for the tax computation prepared by the tax agent.
  • Initiate, set up and improve operational procedures and internal controls from time to time for optimum operational level.

SUCCESSFUL CANDIDATE REQUIREMENTS:

  • Candidate must possess at least Bachelor's Degree/Post Graduate Diploma/Professional Degree in Accountancy or equivalent qualifications from Chartered Accounting Bodies (ACCA, CIMA, CPA, or other relevant certifications)
  • Minimum 8 years of working knowledge and experience in property development and/or construction industry, particularly in the fields of financial reporting.
  • Applicable industry knowledge on MFRS, IFRS, Corporate reporting and analytical review is a MUST HAVE.
  • Preferably Senior Finance Manager specialised in Finance - General/Cost Accounting or equivalent with experience of leading finance & accounting team.

Job Responsibilities

  • Monthly closing of management accounts for subsidiaries involved in property development in accordance with Malaysian Financial Reporting Standards (MFRS).
  • Responsible for all aspect of Accounts Receivable and Payable.
  • Monthly bank and control accounts reconciliations.
  • Required to work with project, cost & contract, and sales & marketing department to streamline information required for payment processing and entries for expenses.
  • Assist with providing info to external and internal auditors, and tax agents, in relation to the annual audited financial statements, enterprise risk management, internal audit, annual tax returns, tax estimates and any tax affairs.
  • Work with bankers for operational and administrative functions related to utilisation, maintenance, and operation of banking facilities.
  • Liaise with lawyers, valuers, company secretaries, and any other parties as may be required.
  • To perform ad hoc tasks assigned by superior from time to time.

  • Responsible in the sales of assigned property projects in accordance with the rules and procedures from time to time in meeting the Company’s sales target.
  • Monitor and track the sales process effectively for efficient sales closing and documentation within the time frame set.
  • Assist customers on matters pertaining to the purchase of properties from the Company including providing advisory on loan and legal matters.
  • Liaise with relevant parties including financiers and solicitors to ensure prompt completion of loan documentation and sale and purchase documentations and processes required.
  • Ensure timely issuance of all invoices, reminders and correspondences.
  • Responsible for the handing over of completed properties to purchasers.
